Booking

Request a shoot through the form or by text. Your shoot is booked once Mike confirms the date and time with you.

Pricing and square footage

Pricing is based on finished square footage. If the home measures larger or smaller than the size given when booking, the price adjusts up or down to match. Homes close to a size break are prorated. The site shows ranges; the pricing assistant gives an exact quote.

Travel is charged by drive time. Most of central and southern Dutchess is free.

Rescheduling and cancellations

• Reschedule or cancel free with at least 24 hours notice.
• Less than 24 hours notice: $50 fee.
• If I arrive and can't shoot (no access, home not ready): $75 trip fee.

Weather

Rain or heavy wind can ground the drone. Interiors go ahead as planned, and we come back for drone and exteriors at no extra charge. Twilight shoots move to the next clear evening.

Delivery

Photos are delivered within 24–48 hours. 3D tours and floor plans within 48 hours. Next-day delivery is available as an add-on.

Payment

You'll get an invoice with your photos. Pay online by card or bank transfer. Payment is due within 7 days.

Using the photos

• Photos are licensed to the listing agent and seller to market that property: MLS, Zillow, social media, print and the brokerage's site.
• Photos can't be sold or transferred. Another agent who wants to use them should reach out first.
• Hudson Valley Real Estate Photography keeps the copyright and may use photos in its own portfolio.
